Property History Report
We gladly help you perform your due diligence as home buyer. It is important to know the past of your prospective home–  if there is a history of  disasters such as a flood or fire, you may find yourself on the hook for major repair costs, health hazards and unsecured value. We help to reduce that risk by keeping you informed.

Detailed Analysis
We will provide an in depth analysis of the historical, and projected property values of your prospective home, and the values within various neighbourhoods throughout the city. This gives buyers comfort in knowing that they have made a sound investment. We also provide information on local schools, such as ratings.

Legal
We currently work with the only residential real estate law firm in the country that conducts remote video purchase and sale sign ups. They employ the most contemporary, and cutting-edge mobile video conferencing equipment. Note: Clients are under no obligation to use our preferred firm… it won’t hurt our feelings one bit!


Inspection
We have carefully procured a team of top shelf, experienced home inspectors. Not only are they are happy to inspect your soon-to-be new home, but the Property Boutique will rebate the cost of their services upon closing. The typical cost of a home inspection is $299-$500– think about what you could do with $500!

5 Steps To Buying

Consultation

During our consultation, we will discuss your goals, priorities, timelines, market conditions, review the home buying process in more detail and answer any questions you may have.

Get Pre-approved

Buying a home is probably the biggest financial commitment you will ever make, and you need to go in prepared. Before you begin shopping for a home, it’s important to know how much you can afford to spend. Once we have determined your budget, we will have a better picture of what neighbourhoods and property types are in your reach.

Property Search

This is the fun part: let the house hunting begin. During this time we will ensure that you are exposed to all properties available within your search criteria. We will also schedule showings in many of Toronto’s neighbourhoods and review our findings together.

The timeframe for finding your home will vary depending on availability, and can range from one week to many months. It is best to give yourself plenty of time, at least two to three months if possible.

Negotiate

Once you have identified the property you want to purchase, we will guide you through the negotiation. While price is paramount, there are other important terms to consider including the timing of the close and contingencies for financing. Be prepared to negotiate all of these terms and use them to your advantage.

Closing/Moving

During this time we will revisit the professionals you need to get you past the finish line, prepare for the closing costs and help facilitate the move.
